Older Buckhead houses tend to have floors worth being careful with. Quarter-sawn oak, herringbone and parquet patterns, and species that were standard eighty years ago and are specialty items now. Sanding a parquet or herringbone floor is a different job from sanding a strip floor, because the grain runs in multiple directions and a drum sander taken across it the wrong way leaves marks that cannot be removed.
That work is slower and largely done with multi-directional equipment and by hand at the transitions. It is worth saying plainly that not every flooring contractor should be doing it.
Custom stain blending is the other recurring request. Catalog colors are a starting point rather than an answer at this end of the market. We blend, sample on your actual floor, and look at the result in daylight and under the room's evening lighting before anything is committed.

What is a hardwax-oil finish and would it suit our floor?
Hardwax oil penetrates the wood rather than forming a film on top, which gives a very low-sheen natural look and makes future spot repairs possible without recoating the whole floor. It needs more routine maintenance than polyurethane and is less forgiving of standing water. We will walk through the trade- off against your household before specifying it.
We have a herringbone floor. Can it be refinished?
Yes, though it is a different job from a strip floor. The grain runs in multiple directions, so a drum sander taken across it incorrectly leaves marks that cannot be sanded out. The work is done with multi- directional equipment and by hand at the transitions, and it takes longer.
Our floor is quarter-sawn oak. Does that change anything?
It changes the finish more than the process. Quarter-sawn oak has a distinctive ray fleck that shows differently depending on stain and sheen, and a color that suits plain-sawn oak can obscure exactly what makes quarter-sawn worth having. We sample before committing.
How long does a whole-house project take?
Plan on one to two weeks for a larger home, staged room by room so you can stay in the house. We provide a room-by-room schedule with the written quote so you know which areas are unavailable on which days.
Do you take a deposit?
No. We measure in your home, leave a written price, and there is no deposit at the estimate and no follow-up sales visit.
Do you work in Buckhead high-rise buildings?
Yes, and the building is usually more work than the floor. Elevator reservations, certificates of insurance for the association, restricted working hours and sound underlayment specifications all come before anything is installed. We handle that paperwork rather than handing it back to you.
