7 Signs of Mold Under Hardwood Floors

Mold under a hardwood floor is a moisture problem before it is a mold problem. Wood does not grow mold on its own. It grows mold when water gets underneath, cannot dry out, and sits there. By the time you can see or smell anything, the moisture has usually been there for weeks.

We pull hardwood up for a living, so we see what is underneath more often than most people. These are the signs that tend to mean something is wrong below the surface, roughly in the order they show up.

1. Boards That Cup or Crown

Cupping is when the edges of a board sit higher than the center, so the floor develops a subtle washboard texture you feel more than see. It happens because the underside of the board is absorbing more moisture than the top and swelling.

Crowning is the opposite, with the center raised. It usually means a cupped floor was sanded flat before the moisture problem was fixed, and then dried out.

Cupping is the single most reliable early indicator that there is water under your floor. It does not prove mold is present, but it proves the condition mold needs.

2. A Musty Smell That Cleaning Does Not Fix

An earthy or damp basement smell in a room with no obvious source is worth taking seriously, particularly if it is stronger near the floor, stronger on humid days, or stronger in one corner of the room. Mold produces volatile compounds as it grows, and those are what you are smelling.

3. Dark or Grey Staining at the Seams

Discoloration that follows the joints between boards, rather than sitting in a random blotch, means liquid traveled down into the seams. Grey and black staining in that pattern is often mold or the tannin reaction that goes with prolonged wet wood.

The tell is the pattern. A spill leaves a shape. Moisture from below leaves lines that follow the boards.

4. Boards That Flex, Bounce, or Feel Soft

A spot in the floor that gives slightly underfoot when the rest is solid usually means the subfloor beneath it has been compromised. Wet plywood or OSB delaminates and loses strength, and that is a condition that goes with sustained moisture.

This one tends to show up later than cupping and it is more serious, because the structure of the floor assembly is involved and not just the surface.

5. Gaps, Lifting, or Boards Separating From the Subfloor

Hardwood expands when wet and contracts when it dries. Repeated cycles break the bond between the flooring and the subfloor and open gaps that were not there before. Nail-down floors start to squeak or pop. Glue-down floors lift at the edges. Engineered floors can delaminate, meaning the top veneer separates from the core.

Seasonal gapping is normal in Georgia and closes back up in summer. Gaps that appear and never close, or that appear in one area only, are not seasonal.

6. Visible Growth at the Edges of the Room

Look where the floor meets the wall, along baseboards, in closets, behind furniture that never moves, and around any floor register. Fuzzy or powdery growth in white, green, grey, or black is the obvious version of this sign, and it is usually the last one to appear rather than the first.

Check under area rugs too. A rug over a damp spot traps moisture and speeds everything up.

7. A History of Water in That Spot

The strongest predictor is not something you see on the floor at all. It is whether that area has had water before. Worth checking:

  • Dishwasher, refrigerator ice line, or sink supply lines
  • Water heaters and HVAC condensate lines
  • Bathrooms directly above, or an adjoining bathroom on the same level
  • Exterior doors and any spot where a threshold leaks in wind-driven rain
  • Crawl spaces without a proper vapor barrier, which is a common issue in older Atlanta housing stock
  • A basement or slab where the flooring was installed without a moisture test

A slow supply line leak that ran for a month can put more water into a floor than a burst pipe that was caught in an hour.

How to Check Without Tearing Up the Floor

Before anyone pulls boards, there are non-destructive steps worth taking:

  1. A pinless moisture meter costs less than a service call and reads the moisture content of the wood. Compare a suspect area against a known-dry area in the same room. A meaningful difference between the two tells you more than any single reading does.
  2. Check the crawl space or basement from below. On a raised foundation you can often see staining, damp insulation, or growth on the underside of the subfloor without touching the finished floor at all.
  3. Watch the spot across a week. Cupping that worsens after rain or after the dishwasher runs points straight at the source.
  4. Pull a floor register or a shoe molding for a small, repairable look at the edge of the assembly.
  5. Bring in a mold inspector if the smell is strong or the area is large. Air and surface sampling is their work, not a flooring contractor's, and testing is worth doing before remediation rather than after.

What Happens Next

Order matters here, and getting it wrong is the most expensive mistake in this whole process.

  1. Find and fix the water source first. Nothing else is worth doing until this is done, since a new floor over an unfixed leak fails the same way the old one did.
  2. Remediate the mold. Anything beyond a small surface patch is a job for a licensed remediation contractor, who will contain the area and handle disposal properly.
  3. Dry the assembly and confirm it with a meter. Subfloors need to be back in normal range before flooring goes down, and that can take days or weeks depending on the season.
  4. Repair or replace the flooring. Depending on how far the damage runs, that means replacing affected boards and blending them in, or refinishing a full room once new wood is woven into the old.

Skipping straight to step four is common and it never works. Wood that goes down over a damp subfloor cups again within a season.

Whether a Floor Can Be Saved

Sometimes. Solid hardwood is more forgiving than engineered here, because a solid board that cupped from a one-time event will often flatten back out on its own once the source is fixed and the floor dries. Give it time before sanding. Sanding a cupped floor flat while it is still wet is what causes crowning later.

The floor is generally not recoverable when the staining has gone through the full thickness of the wood, when boards have gone soft or delaminated, or when the subfloor itself needs replacing. A floor that reaches that point is a refinishing or board-replacement job rather than a cleaning one. One more thing worth ruling out first: if the floor is squeaking or popping in the affected area, that is not always moisture. Fasteners work loose for ordinary reasons too, and a squeak on its own, without cupping or staining nearby, usually points to a fastener rather than water.

What Determines How Serious the Health Risk Is

Indoor mold exposure is a recognized health concern, but how much it matters in a given house depends on the amount of growth, how enclosed the space is, and how sensitive the people living there are. The CDC and EPA both publish general guidance on indoor mold, and neither one requires a homeowner to identify the exact species before acting. If anyone in the home is having a reaction they connect to the house, that is a conversation for a doctor. Why Dormant Mold Still Matters

Mold spores can sit in a dry, dormant state for a long time without causing visible damage, then become active again within a day or two of getting wet. That is why fixing the water source matters more than any single treatment. A patch of dormant spores in a dry assembly is not actively doing harm, but the same spores in a subfloor that gets wet again will pick up right where they left off.
