Refinishing Hardwood Floors Across Johns Creek

Zoned so you can stay

A whole-house refinish gets staged. We work in zones, seal each one off, and sequence them so there is always a route between a bedroom, a bathroom, and a door. It takes longer than doing everything at once but it means most families never move out.

The technical constraint on a large project is color consistency. Stain is mixed in batches, and wood absorbs it differently depending on how recently it was sanded and to what grit. Running a three-thousand-square- foot floor in stages without careful control produces rooms that do not quite match, which is only visible once the furniture is back and it is too late. We mix for the whole job at once and sand to a consistent final grit throughout.

Refinishing hardwood floors runs $3.50 to $6.50 per square foot. Furniture returns 48 to 72 hours after the final coat in each zone.

Spacious room with natural light, black walls, and newly installed light oak hardwood flooring.

Wide-Plank Installation for Johns Creek Homes

Wide plank, tighter tolerances

Many of the new floors we install in Johns Creek are wider and longer boards: five, six and seven-inch planks, increasingly in white oak rather than red. Wide plank is a different installation than strip flooring, not just a bigger version of it.

Wider boards move more with seasonal humidity, which makes acclimation and subfloor moisture testing more consequential rather than less. They also show subfloor irregularity more readily, so flatness tolerances are tighter. On a slab or in a finished basement, engineered is the right product for exactly this reason. A wide solid plank over slab in Georgia humidity is asking for cupping.

See wide-plank installation for the full specification, or ask about LVP for basements that have taken water before.

How Johns Creek Projects Usually Run

Bigger than average

Most of our Johns Creek work is whole-house rather than single rooms, so scheduling and staging decide how the job goes.

Whole-home refinishing, staged room by room

01

Two to three thousand square feet done in zones so the house stays livable. Each zone is sealed off and sequenced to keep a bedroom, a bathroom, and an exterior door reachable throughout. Longer than doing it all at once, but most families never leave.

Wide-plank and large- format installation

02

Five to seven-inch boards, frequently white oak. Wider planks move more seasonally and show subfloor irregularity more readily, so acclimation and flatness tolerances both tighten. Different job from strip flooring, not a bigger version of it.

Lower-level and basement engineered work

03

Finished basements and lower levels on slab need engineered product rather than solid. We take a calcium chloride or relative-humidity reading before specifying anything, because the moisture number decides the whole approach.

What Johns Creek Homeowners Ask

Points worth raising

Can you refinish a whole Johns Creek house without us moving out?

Usually yes. We stage the work in zones, seal each one off, and sequence them so a bedroom, bathroom, and exterior door stay reachable throughout. It adds days to the schedule compared with doing everything at once, but most Johns Creek families stay in the house.

How long does a whole-home refinish take?

Plan on one to two weeks for a large staged project, depending on square footage and whether you are changing stain color. We give a zone-by-zone schedule in the written quote so you know which rooms are unavailable on which days.

Will the color match across all the rooms?

It will if the job is controlled properly. We mix stain for the whole project at once and sand every area to the same final grit, because wood absorbs stain differently depending on grit and timing. Large floors run in uncoordinated stages are where mismatched rooms come from.

Do you install wide-plank flooring?

Yes. Five to seven-inch boards, solid or engineered depending on the subfloor. Wide plank moves more with seasonal humidity and shows subfloor dips more readily, so acclimation and leveling both matter more than they do with strip flooring.

Can you refinish the floors in our finished basement?

Depends on the product. Basement floors on slab are usually engineered, and whether they can be sanded comes down to wear-layer thickness. We measure before quoting. Where a floor cannot be sanded, a screen-and-recoat may still improve it.

Do you charge for the estimate?

No. We measure in your home, check subfloor and moisture conditions where accessible, and leave a written price. No deposit is taken at the visit and there is no follow-up sales appointment.
